Much like a pawn show rental store. Need to be able to customize to
personal needs. Know access fairly well and would like to get a program
with source code that I can modify for my needs.

Any suggestions/help would be greatly appreciate.

Although I do not use it, I use other FMS products and they are great.

FMS' SourceBook provides source code for procedures and useful code that can
be copied into your application. It does not provide templates or sample
programs that you can modify to be your own. It provides assistance in
implementing your solution, but does not provide even a basic solution to
your problem.
