replication real time and tables

Is the replication real time or there is time dealy?

Do I need replicate the whiole database or only for some tables only?

If you need real-time data, then Jet replication is not suitable.

You tell us. You can have replicated and non-replicated tables in
your back end, yes. But whether you want to or not depends on the
design of your application.
